We only rent our houses to fully vetted tenants who have passed strict rental and affordability checking.


At Kembles we work hard to tailor our services to the needs of each and every client we serve. As such, we are able to provide a number of different packages to suit your needs:

 

Whichever package you choose you can be sure of the following:

    1. We accept credit and debit cards, BACS, Fast Pay and Standing Orders to ensure your tenants can pay their rent in a manner that suits them and on time.
    2. Assured Shorthold Tenancy agreement (updated regularly to keep abreast of changes in the law).
    3. We have in-house tradesmen in the following areas: Handyman, painter, plumber, electrician, double glazing repairs, fridge and washing machine repairs. We have no minimum call out charges. Out of hours call out charges are not applied by us if you have an emergency repair. We ensure your repairs are carried out to the highest standard and at the cheapest possible cost to you.
    4. Many of the properties we take on are rented within 7 days.
    5. Your rent is paid within 72 hours of us receiving it from the tenant.
    6. No landlord set up fees.
    7. No inventory fees.
    8. No renewal fees.
    9. No charge to lodge your deposit with the DPS.

Fully Managed Service

    1. Full rental appraisal.

    3. Advertising on industry-leading Rightmove, On The Market & Zoopla websites and our own state of the art "live" website.
    4. Marketing on Facebook, other media portals at no cost to you.
    5. Our distinctive “To Let” board outside your property.
    6. Regular checks on your property (even if it is empty).
    7. We will arrange the signing of tenancy the agreement.
    8. Full photo inventory and checking in of tenant. We’ll go through the condition of your property with your new tenant.
    9. Changing over of all utility bills and council tax into the new tenant’s name.
    10. Thorough vetting of potential tenant including reference check. We always provide you with a full report of a potential tenant before letting your property.
    11. Separate client account for rents paid, giving you piece of mind.
    12. Deposit lodged with Deposit Protection Service (no charge to you).
    13. Dealing with urgent queries raised by tenants regarding repairs. We are contactable 24 hours a day, 7 days a week.
    14. General day to day management of your property.
    15. Payment of your rent within 72 hours of us receiving it from your tenant. (most agents pay you at the month end).
    16. Check out of the tenant at the end of the tenancy. Thorough check of the condition of your property and deduction of tenant’s deposit where necessary.
    17. Flat charge of 9.5% plus vat (11.4% inc vat)
    18. Volume discount for landlords with large portfolios.
    19. Direct mobile number to your personal letting manager.
