Kembles have a policy of being open and transparent about fees charged to our landlords and tenants.


  • We charge NO SETUP fees to landlords on our 8.5% plus VAT (10.2% inc VAT) fully managed service.
  • We charge NO INSPECTION fees.
  • We charge NO RENEWAL fees to landlords on our 8.5% plus VAT (10.2% inc VAT) fully managed service.
  • We have a flat management charge of 8.5% per month on the value of the rent collected plus VAT (10.2% inc vat) for our fully managed service.
  • We DO NOT charge for an inventory.
  • Legal cover for your tenancy from 13% inc VAT.
  • Guaranteed Rent Policies from 15% inc VAT.


  • A maximum administration fee of £200 per property NOT per tenant. Therefore if 2 persons apply for a tenancy on one property they will not be charged more than £200. This charge includes any applicable credit referencing fee. Properties outside the DN postcode have a maximum fee of £300 admin fee.
  • The admin fee is payable prior to the tenancy commencing. If the references are not satisfactory, the tenant has not been truthful on the application or tenant withdraws from the proposed tenancy, £100 will be deducted and the remainder returned to the tenant.
  • If the tenant is approved for a tenancy and withdraw within 3 days (72 hours) of the agreed move in date, the tenant will lose the entirety of the admin fee.
  • We DO NOT charge a checkout fee when the tenant leaves the property at the end of the tenancy.
  • The tenant will only be asked to pay the deposit and rent on the move in date to the property.

You maybe charged other fees throughout your tenancy. All other charges you maybe charged are as follows:
